Historical RestorationOur staff of professionals here at Schroeder is well versed in a variety of commercial construction projects. From revamping office space to designing and building entire factories, we have a lot of experience under our belts. Part of this experience comes with appreciation for the arts. We understand the work that goes into building design and construction, and can appreciate when that quality work was done. This appreciation is especially helpful when it comes to the restoration of historic buildings.

How Is Restoration Different?

The choice to take on a restoration project is a challenging one. It often comes with it’s own obstacles  that are very different from your traditional design build. It may be tempting to incorporate all of the newest technology and materials into the building, but that’s not always wise. When it comes to restoring historical buildings, the trick is to upgrade the building to meet all safety and health codes, plus some modern amenities, without losing any historic charm. This means a lot of “undercover” work of sorts. Rather than boast new light fixtures and high tech displays, restoration work typically includes structural repair and more behind the scenes things.

It Can Be Rewarding

It’s not to say that choosing to complete a restoration can’t be rewarding. Transforming a space from something decrepit and unusable into something functional and beautiful is a feat that can’t always be executed. Here at Schroeder Construction Management, our meticulous attention to detail is what makes it so easy to take on these projects. We understand the appeal of keeping a piece of history alive, while also using space in an efficient and safe manner.

To us, maintaining historic structures and turning them into livable space also connects us to our community. Southern New England has so much history to be shared, and we believe it deserves to live on. Projects like the Hunt Memorial Building and the Church of the Good Shepherd in Nashua remind us of the importance of quality building design and construction, and those who built the original buildings should be proud of their work.

Our team of builders and designers work hard on each project, including historical renovations. We enjoy contributing to the history of our community, and hope to make the original builders proud by helping their work live on. Environmental sustainability has been a hot topic lately across all industries, increasing traction over the last year. Commercial construction is no exception. Sustainability can take many forms and meanings depending on what industry you’re in, but in our world, it usually involves natural resources. At Schroeder, we’re committed to providing our clients with high-quality buildings made from the best materials. But this doesn’t have to come at a cost for the planet. We work to choose building materials that are responsibly sourced and recycled, when possible.

Plan Your Resources

Before taking on a sustainable commercial construction project, you have to analyze how your resources are going to be used. Our team of professionals takes care to make sure we use each site to its full potential and making sure nothing goes to waste. Additionally, our practices minimize the amount of energy we use. Energy conservation reduces the amount of potentially hazardous byproducts in the air and also can be extremely cost effective.

Energy & Water Conservation

In addition to energy conservation, water preservation and using a material in the most efficient way possible is another goal during our projects. Using less water and making sure the water around us is kept free of chemicals and hazardous materials is an easy way to be a more sustainable company. We work hard to not only meet but exceed the environmental standards set by the government when it comes to keeping your water clean. This not only keeps you safe in the immediate future but also prevents using additional energy to remove the chemicals from the water sometime down the line.

Stay Healthy

Once your commercial building is complete, using sustainably sourced materials can also be beneficial for the health of those who frequent the space. In addition to being sourced responsibly, these materials typically contain fewer to no chemicals found in traditional materials. Choosing better materials can be not only beneficial to your physical health, but also your financial health. The local and federal government sometimes gives tax breaks for using more sustainable materials in your construction.

At Schroeder Construction Management, we’re dedicated to designing the commercial building of your dreams. For more information, give us a call at 603-882-1822.

At Schroeder Construction Management, we take safety extremely seriously. With so much potential for disaster when it comes to construction, it’s important to us to that our staff is well versed in all safety protocol, and always has access to appropriate safety equipment. With an accident rate of almost 0, our commercial building services are some of the safest you can find in Southern New Hampshire.

Accident Statistics

In 2014, OSHA reported that one in ten construction workers are injured each year. Additionally, it’s estimated that on any given day, nearly 6,500,000 people work at 252,000 construction sites on any given day. To prevent contributing to this one in ten statistic, we give our employees some of the highest safety training available. A number of our staff are OSHA 30 certified, and we also carry an ISN rating of a B.

How to Stay Safe?

In addition to receiving an above average amount of safety training, we provide our employees with the proper equipment to maintain a safe environment. This includes, but is not limited to, flashlights, hard hats, neon vests, safety glasses, and ear protection. Falls have been proven to be the biggest cause of fatal construction injuries. Employing equipment such as harnesses, anchors, and guard rails minimizes the risk of a fall.

Experience Modification Rate

An Experience Modification Rate, or EMR, is an insurance rating that is used to determine workers’ compensation premiums for businesses. This is determined by the industry we are in (commercial building), as well as how many OSHA recordables are on file for a given year. If a company has an EMR of 1.0, they pay the industry average. Here at Schroeder Construction Management, we are proud of our 0.79 EMR, meaning we have below average OSHA recordables when compared to other construction firms.

We understand our staff are people with families and lives outside of the construction site, and we work hard to make sure they stay safe while on the job. We strive for perfection when it comes to safety, and every project that is completed without incident is a win in our book. For more information about our safety guidelines or to learn more about our recent projects, please visit our website here.

You’ve made your mind up, and it’s time to get that construction project underway. You’re probably very excited to get started, so it’s easy to develop tunnel vision and forget about the smaller details. Before you begin your commercial construction project completed, make sure you go through this checklist and reassure that everything is ready to go.

A Budget

It’s important to consider your budget when undertaking any project, but large commercial construction price tags can easily climb higher and higher if you’re not careful. The professionals at Schroeder will work with you and your team to make sure we meet all of your criteria while staying within your budget.

Supplies

It’s almost impossible to imagine all of the resources that go into building a commercial structure. Concrete, wood, insulation, pipes…the list goes on. Be sure to consider all of the supplies, including time, human resources, and materials,  before you break ground.

Find the Right Management Company

That’s where we come in! Schroeder Construction Management, Inc. is happy to help you manage your construction project from its early planning stages to completion. Finding the best company to handle your needs makes all of the difference.

Check Weather

Make sure you create a reasonable timeline that takes into account weather-related pauses in production.

Space

Arguably the most important thing you need is space. Without the land, you can’t build a large enough commercial space to be successful – you don’t want to be cramped!  Clear out the area, set aside any other supplies, and account for every inch.

Bear these items in mind, and your commercial construction project will be a snap. For all of the management you need to succeed, give Schroeder Construction Management, Inc. a call at (603)-882-1822!

When you start to plan a construction project, you may think you have your ducks in a row and that you’re doing everything right. Unfortunately, we all make mistakes and miss some crucial steps. During commercial construction, it’s imperative to ask yourself: “Have I accounted for everything I need to for this project?”

Often construction workers have a plan in mind, but they sometimes miss a step that’s necessary to complete the project. Whether that piece is a missing permit, improper safety regulations, or an outdated code, it’s hard to remember everything. That’s where Schroeder Construction Management, Inc. comes in.

We Work As a Team

Our team works with construction personnel from start to finish, ensuring that each step in the process is taken care of. We are well-versed in state laws, permits, regulations, and current trends in the construction industry. We’re practically commercial construction encyclopedias that are happy to assist project managers to ensure the best outcome for everyone.

We Stay Up to Date

Things change everyday when it comes to up to date codes, regulations, policies and trends.  Keeping up with these changes is important so you can ensure your project is up to code and done correctly. Our knowledge and management team will file away all these bits of information,  keeping them in our back pocket until we need them.

We Understand Commercial Construction

Commercial construction is unique because it typically involves much larger buildings than residential construction – which means it also comes with its own challenges. It’s imperative that commercial buildings can handle heavier weight loads than residential buildings, and large enough rooms and doorways to accommodate customers.

Schroeder Construction Management, Inc. understands how complicated the construction industry is, and we will do our best to ensure that all of the important steps are taken care of, from beginning to end. To find out more information about what we do, give us a call at (603)-882-1822!

It is all too easy, especially with the accessibility of information on the internet, to be tempted to complete massive home renovations yourself. There are some matters that should not be done on your own, however. Performing do-it-yourself alterations like painting a bedroom or installing a light fixture are one thing, but managing a personal construction project is a different situation. It is always better to call a construction management company and rely on the experts when your construction project can quickly get out of control.

More Resources

Employing a construction management firm opens doors and connections that you could never have by completing the project yourself. Our reputation and experience in the industry means we have experienced staff and a fleet of vendors to get high-quality materials. The resources behind us here at Schroeder can turn your project into a work of art.

Precision

A construction manager’s experience means they know how long projects will take to complete, and how to plan each step to the highest level of efficiency strategically. This allows his team to multitask without sacrificing the attention to detail it’ll take to get everything right.

Proper Precautions

When you hire a team of professionals, they will take care of each detail. All of the necessary paperwork, permits, and other miscellaneous items will be taken care of. You will be sure the process is legal, proper, and well done. If you were to try to complete all the proper precautions on your own for the first time, there’s a chance you’ll miss something big – halting your project.

Less Stress

Doing a construction project all by yourself is not a small challenge. Although you’re motivated and ready to go in the beginning, this eagerness will likely wear off when the tedious tasks start to pile up. Hiring a construction manager alleviates this stress and allows you to complete the project of your dreams without having to screw in 30 light switch covers by hand.

Even if the project is small, it can quickly spiral out of control without guidance. Professionals here at Schroeder Construction Management will work with you to keep your project on track. For more information or to set up a meeting, call us at (603)-882-1822!

When investing a significant amount of money into a home improvement project, you want to be sure that the expense is worth the reward. How We Work With You

For the Nashua Farmer’s Exchange in Nashua, NH (a building built back in 1860), we focused our efforts on, not only bringing the entire building back to its former glory, but also on energy saving and efficiency. At Schroeder Construction Management, we highly support building projects that work to conserve energy and leave little to no impact on the surrounding natural environment. It is through energy conservation procedures that the future of commercial construction will be headed.

Commercial construction also comes with a great deal of paperwork. There are zoning and municipal hurdles to jump through. There are specific permits needed for large scale projects and all of these can be handled by us. As a certified construction management company, we are able to collaborate with local zoning authorities in order to ensure the legality of any construction project that we take on. There is a lot of red tape when it comes to commercial construction but it does not have to seem like such a daunting task when you work with Schroeder Construction Management.

Construction management from SchroederLarge construction projects call for a knowledgeable and experienced “overseer,” if you will – one entity that has the ability to facilitate every aspect of the construction process him or herself. This is what construction management is all about; making sure that every phase of a construction project, from inception to completion, runs smoothly. At Schroeder Construction, we pride ourselves on being able to offer our clients construction management services that work to ensure the overall success and viability of their projects.

It is because we value our customers so much that we would like to take this opportunity to let them know what a professional construction manager does. While a construction manager wears many hats, the following are five crucial duties that he or she must be responsible for.

  1. Planning – A construction manager determines how and when construction will be performed based on the proposed project’s scale and details. They take care of all the prerequisite paperwork for a project, design a timetable and budget for the project, and hire the various sub-contractors necessary to complete the project.
  2. Get equipment and materials – Without the proper tools and materials, a construction project simply will not get done. The construction manager is obligated to provide the building materials and tools necessary to complete the job.
  3. Overseeing – While the construction manager won’t necessarily be hammering any nails or drilling any holes, he will be on the job site making sure that every phase of construction is getting done in the correct way and in the correct order.
  4. Communicating – It is the construction manager’s job to make open lines of communication between the client and the construction company, between the various teams of tradesmen, and between himself and everyone else involved in the construction process.
  5. Risk management – There are many potential pitfalls to avoid during construction projects. Things like design assumptions, site conditions, worker safety, public regulations, and environmental regulations and concerns, to name a few, must be addressed in order to keep the project on track.

This is a brief description of what a construction manager’s duties are and they all combine to ensure that a construction project is completed on budget, on time, and that it exceeds the client’s expectations. At Schroeder Construction, construction management is a necessary service that we gladly provide to anyone who wants their project done right the first time.
